A "Home Watch Service" is performed by a professional who works for a Home Watch Company and has been trained in the procedures of performing a home watch check. Most of these companies are vetted by a third party who runs a background check on the business owners and ensures they have the proper insurance. There are currently two organizations that we are aware of that do this vetting, NHWA (National Home Watch Association) and HWA (Home Watch Academy). These two organizations are where individuals go to get training on how to become a Home Watch Professional. Our Home Watch Company Directory lets you know whether or not a Home Watch Company listed has been vetted and trained in the home watch industry by either displaying NHWA, HWA or left blank. "Hobby Homewatchers" are people who will accept payment for watching your home but they have had no formal training and have not been vetted and therefore most likely do not have the proper insurance to conduct home watch services. We highly recommend that you only give the keys to your home to a Professional Home Watch company. Find professionals in our Home Watch Company Directory.

Our Mission:

At Property Watch USA, our mission is to empower homeowners by providing a comprehensive platform to discover and select the best Home Watch Company that can serve their needs. We are dedicated to fostering an inclusive directory that values expertise and professionalism in the home watch industry.

Our commitment extends to promoting transparency and trust. We do not discriminate based on which organization the Home Watch Company got their training, instead, we encourage all companies to uphold industry standards as taught through both the NHWA and Home Watch Academy. (Some Home Watch Companies elect to join both.) Through meticulous research, including scraping data from GoogleMaps and visiting each website in our directory, we ensure that our listings are accurate and informative. If a website contained a logo indicating thier certification, we included that information along with their listing. If you find that one of our listings is missing an indication of being vetted (aka accredited) or certified, simply send us the information via our contact page and we will gladly update our records. If a Home Watch Company does not have a Google Business Page or has multiple listings or confusing listings or has multiple websites respresenting the same company, we simply don't include them in our directory.

Furthermore, we recognize the dedication of professionals who pursue ongoing education, such as online courses and in-person "Home Watch Bootcamps." Our platform highlights companies whose staff have completed rigorous training programs like NHWA's Home Watch Bootcamp or Home Watch Academy's Home Watch Reporter course. Look for our "Certified" logo next to listings to identify companies committed to excellence through advanced training.

Home Watcher vs. Home Sitter

What Does a Home Watcher Do?

A Home Watcher (more commonly referred to as a Home Watch Professional) is a person that provides a visual inspection of a home or property looking for obvious issues.

Home Watch Professionals cater to homeowners who leave their primary residence, secondary residence, vacation homes, luxury homes, condos, cabins, lake houses, and other properties unoccupied for extended periods. A Home Watch Professional will conduct meticulous visual inspections of both the interior and exterior, aiming to detect any issues that may arise. These professionals look for common problems such as water leaks, mildew, pest infestation, and unlocked windows, ensuring comprehensive oversight of your property's security and maintenance.

Home Watch Professionals have the opportunity to enhance their skills through specialized training programs such as the Home Watch Bootcamp, becoming Certified Home Watch Inspectors to further ensure the quality and professionalism of their services.

Home Watch Professionals typically work for established Home Watch companies. These companies specialize in providing professional home services. By engaging with a Home Watch Company, homeowners can benefit from the structured support and expertise offered by a reputable organization, ensuring their property is well-cared for during extended periods of absence

What Does a Home Sitter Do?

A Home Sitter specializes in providing short-term home care services for homeowners who are temporarily away. Their primary role is to offer temporary occupancy of your residence, ensuring it's looked after while you're gone. Home Sitters are frequently hired by homeowners who are gone for short periods, seeking someone to watch over their property and belongings. House sitters usually do not have specialized training in home maintenance.

In addition to house sitting, some Home Sitters also offer Pet Sitting Services, catering to homeowners with your animals - like your dog(s) or cat(s). However, their main focus is on providing personal comfort rather than extensive home maintenance tasks.

While staying in your home, Home Sitters may engage in activities like sleeping and watching television to maintain a lived-in appearance. However, it's important to note that they do not conduct detailed inspections or provide proactive solutions for potential issues, unlike Home Watch professionals. Additionally, House Sitters do not have Home Watch insurance, unlike accredited Home Watch companies that meet the standards set by organizations like the NHWA.

Choose Home Watch for Peace of Mind

Ensure the protection of your home during your absence by selecting a reputable Home Watch Company that prioritizes thorough inspections and proactive maintenance. With Home Watch, you can expect to receive comprehensive care and detailed reports, ensuring the continued optimal condition of your property even during extended periods of vacancy.
